VANCOUVER – Developer Wesbild recently submitted a rezoning application to the City of Port Coquitlam for a six tower, nearly 2,000-home master-planned development located near transit.
The project would be the city’s first transit-oriented, highrise development, states a release from the company, and would feature condos, rental and non-market affordable housing options.
The plan would transform the existing suburban Poco Place shopping centre into an 8.4-acre community with 80,000 square feet of retail, a new 8,000-square-foot child care facility, 3.3 acres of outdoor amenity space that would include a 400-metre wellness loop, clubhouse amenities and the preservation of the existing seven-storey office building.
Located on the corner of Lougheed Highway and Westwood Street, the Poco Place development would be undertaken in four phases over several years, the release adds.
“This will significantly revitalize the property with new pedestrian activity, retail and housing in an area that is currently a suburban strip mall,” says Wesbild senior VP Lilian Arishenkoff in a statement. “Wesbild has been developing land and homes in the Tri-Cities for over 40 years, and this will be an exciting addition to our commercial and residential portfolio. We look forward to working to create a unique retail experience and build a complete community with much-needed housing supply in close proximity to transit options.”
Phase one would include one rental and one condo tower at 37 and 35 storeys respectively. It will also include new commercial space including a grocery store. Phase two will include a 45-storey market rental and non-market rental tower, child care facility and additional commercial space. Phase three will include one 33-storey rental tower and one 31 storey condo tower, with additional commercial space. Phase four will be a 31-storey condo tower with city homes at grade.
If the proposal is approved, phase one construction could commence in 2027.
